Are you investigating that property tax bill before heading to that listing appointment? Are you aware of which areas are getting reassessed in 2023? Read below for your quick checklist before your next listing appointment or before you make that next offer:

  1. Always check that tax bill. Is your client getting all available exemptions? Is your client a Senior? Are they eligible for a Senior exemption? Or, are they simply a homeowner who hasn't applied for a homeowner's exemption? Who do you think gets that listing? The agent who doesn't mention the fact the homeowner is missing exemptions or the one who shows the client exactly how to get those missing exemptions and get that money back in their pocket?

  2. Are you aware that Lake County is about go into a Quadrennial Assessment for 2023? Is your buyer aware? Have you checked the Lake County Assessor's website to see what the property is currently assessed at so you can properly coach your client how much the taxes will be increased in 2023?

  3. If you practice in Northern Cook, have you checked to see where the 2022 reassessment has taken the valuation of the property? If your clients are on a tight budget, you need to educate them where taxes are going in the future. There is nothing worse than a client figuring this out during attorney review and feeling shocked and dismayed that the property taxes are headed to a direction that they simply can no longer afford.
