15 New Year Resolutions: Be the Best Real Estate Agent

Ensure Happy Clients and Seamless Transactions with These Resolutions

1. Only work with law firms who get payoff letters.
(Why make clients do extra work for their closing?)

2. Put the actual closing date on your contracts.
(Not 45 days from acceptance–no one wants to count that much!)

3. Only work with attorneys who get transfer stamps.
(Unless you like wasting time running around town to every bureaucratic municipality!)

4 Include phone & email for everyone involved (buyer, seller, HOA, all attorneys, and lender) on contracts or in an intro email.

5. Vet your inspection lists with clients.

6. Manage client expectations
regarding inspection.

(what they can/cannot ask for)

7. Only work with firms who order condo documents in advance, not AFTER attorney review.
(Condo document delivery delays all deals!)

8. For townhomes and houses, advise your clients to get both a sewer scope and radon test to avoid costly repairs and possible dangerous living conditions.

9. Only work with law firms who review HOA budgets, minutes, reserves, and 22.1 disclosure to ensure financial health of an Association on behalf of the client.

10. Check with county recorder to ensure all owners are listed on and have signed the contract.

11. If your property is in the City of Chicago put TBD-AI as your tax proration because ‘24 is a reassessment year.

12. If there is a separately deeded parking space or storage unit ensure the PIN is on the contract.

13. Make sure every contract has an acceptance date.

14. Make sure every contract is signed.
