Homeowner's Exemption

If you are client of ours, you have received a reminder from us to file your Cook County homeowner's exemption. But, the real question is: have you done it?

If not, why not?

In Cook County, when you buy, the County does not just give you the homeowner's exemption like they do in DuPage, Lake, Kendall, Will and McHenry countries. They make you work for it!

Unfortunately, it gets even more confusing. You are not eligible to file for the HOE until January of the year AFTER you have lived in the property for a full year. We typically send calendar reminders to all of our Cook County clients to do just that. Just to give you an idea, if you were to purchase tomorrow, May 31, 2022, you could not file the Cook County HOE until January 2024. Who could ever remember to do that?

If you feel you have a missing HOE, go here.

Enter your PIN and scroll down to see if your HOE has bee applied. If it has not, contact our offices and we can look further into your specific situation.

June is The David Frank Law Group's estate planning awareness month!

If you haven't considered an estate plan, please start doing so. If you have assets in excess of $100,000 (which you have, by definition of owning real estate), it is truly time to get on this. It's not worth the aggravation you will cause your heirs if you, God forbid, should pass without an estate plan. Get organized! Contact our office today and start putting a plan in process so your estate can be easily passed from your ownership to your heirs. In addition, if you were ever to become incapacitated, having a solid power of attorney for healthcare is critically important to make important medical decisions. Haven't you kicked this can down the road long enough? Make June the month you check this off your To Do list.
