Buyer Representation: As a buyer's attorney we conduct extensive due diligence to ensure the property is in good physical and any associated association is in good financial standing, free of liens, and we assist in negotiating all inspection requests. We also can connect you with top inspectors to make sure you avoid expensive pitfalls after you take ownership of the property. We ensure all property taxes are negotiated fairly and equitably, considering the never ending consequences of property tax assessments.
Seller Representation: As a Seller's Attorney, we also do a deep dive on the property to ensure there are not any issues that might prevent closings such as liens against the property or homeowner association red tape. We prepare all the conveyance documents well in advance of closing so that you can determine home much money you will walk away with after closing. We negotiate on your behalf to keep buyer credits to a minimum and ensure the deal closes on time to avoid additional closing costs.
Corporate Transactions: We do a large number of corporate real estate transactions each year and will walk you through the complexities of these transactions. These transactions typically involve a company purchasing a property for its business use.
Quit Claim Deeds: If a property needs to be moved into a trust, LLC, or another person's name, we will draft the quit claim deed and file it with the County on your behalf. This is also important when a couple gets married if they have originally taken title prior to marriage.
Property Tax Appeals: We work with a highly regarded aggregator to pull the most compelling comparable properties. We build a case and appeal your real estate taxes.
Estate Plans: We offer comprehensive packages that include Wills, Trusts, Guardianship, Power of Attorney, and Medical Directives for both singles and couples. In Illinois, if you own property or $100,000 in assets, it is imperative you have a trust (not just a will) to avoid probate court costs and associated timing delays. We have developed an onboarding process that makes estate planning easy to understand and will take up a minimal amount of your time.
